Home Exterior Painting:
Pressure Wash Prep. Caulk all imperfections on the home exterior. Elastomeric caulking of small defects in the stucco on the front of the home above the entranceway. This caulking will be applied as needed to the windows, doors and fascia and trim. 1 coat masonry surface sealant. 2 coats of Sherwin Williams Super paint. All materials and labor included in the pricing for the painting
Stucco Repairs:
Staging: We will need to set up scaffolding on the south side of the home to allow for safe access to the site needing repair. This scaffolding will remain on site until the repairs are complete and the section of the home is painted.
Repair:
Repair the stucco on the South side of the second story on the home exterior and the east wall of the home facing the pond. These areas are showing signs of moisture penetration and damage to the stucco. The wire lath that holds the wall sheathing is possibly swelling due to water penetration. The stucco will be completely removed and the wire lath exposed. We will inspect the wall sheathing and moisture barrier for damages. If there are issues with the wall sheathing and moisture barrier we will address the needed repairs at that time with the home owner before continuing the repairs. If these areas are not compromised we will repair the wire lath, apply a base coat of stucco and a texture coat the entire upper wall of that side of the home. This will allow for the texture to match on the repaired areas and not look like a patch. Once the stucco has cured it will be hot primed and ready for painting. Painting of the repaired areas in not included in the stucco repairs section of this proposal.
Cleanup: The entire area below the repaired site will need to be raked and picked up. There will be small pieces of concrete on the ground and we will do our best to remove all debris. The is a chance that some of the grass gets damaged during the repair process. There will be an option for sod replacement given at the end of the project if the client feels the sod needs to be replaced due to the repair process.
