Project Description:

Patio Enlargement project: Permitting:
Draft engineered plan for the new patio slab and screen room enlargement. Pull the required permit for this project.
Pool Deck enlargement:
Frame and pour a 6x20 concrete slab onto the West side of the pool area 4 inches thick with the standard Bell footer. Relocate as needed all sprinklers and water lines as needed. Concrete slab will be finished and prepped for acrylic texture. There will be a 3x3 pad outside the door to match the current one in place. There will not be an expansion joint in the new slab due to the width is only 6 ft. there will be a natural joint where the old slab and the new meet. This joint will have epoxy pinned rebar between them for control of that joint.
Screen enclosure:
Pull down the existing wall on the west side of the pool enclosure. Build a new wall on the new slab and rescreen. Install the existing door into the new screen room. Relocate the down spout to the corner of the house if in the way of the new wall going in.
Acrylic Texture:
Apply an acrylic texture to the new concrete to attempt to blend. This new texture will not match the existing finish on the pool deck. Once the texture is dry we will apply a coat of a white pool deck stain to the entire pool deck. The pool surface area will be pressure washed prior to staining. All materials and labor are included in the pricing

Demo:
Removal of all wall tiles in the shower and tub area. Removal of all backer boards in these areas. Removal of the shower valve, shower head and tub. Removal of the vanity and sinks. Mirror and light fixture. Flooring tile removal.
Install:
New steal white tub (standard tub)
New delta fixture shower and tub valve control (Included)
Dura rock wall boards
Wall tiles 88 Sq. Ft. Standard wall tile pattern included)
Shower valve trim kit and shower head (included)
Grout and clean (customer to choose color)
Install (2) Corner Shelves (included)
Drywall repairs as needed texture to match
New vanity, counter top and sinks
New faucets (customer to provide)
New large mirror
3 can lights in the ceiling
Texture and paint the bathroom
New floor tile in the bathroom
Master Bathroom: full redesign
Demo:
Gut the entire bathroom
Install:
New delta fixture shower valve control (Included) in new shower location, Vinyl liner, Mud Floor, Construct knee walls, Full glass enclosure for steam, Dura rock wall boards (Shower area). Wall tiles 200 Sq. Ft. Standard wall tile pattern included). Shower Floor tiles 25Sq. Ft (Included). Shower valve trim kit and shower head (included). Grout and clean (customer to choose color). Install (2) Corner Shelves (included). New toilet location with install. New vanity cabinet and counter top. 2 new rectangle vessel sinks. 2 new faucets (customer to provide). Texture the entire bathroom. Paint ceiling and walls.

Removal of the 2 large walls that make up the shower enclosure

Pull the tub
Removal of the shower valve and tub valve assemblies
Removal of all mirrors and wall hung lights

Install:
Frame out 2 knee walls on both sides of the new shower layout (open shower design/No door)
New shower pan and liner
New shower valve into the knee wall
Vinyl Liner
Hardie backer boards in shower and around tub deck and back splash
Drywall patch all areas as needed
New wall tile in the bathroom to wrap the shower
New can lights in the ceiling x4
Pancake boxes over sinks
New vanity cabinets and counter tops (Chocolate Shaker cabinets quoted for both his and hers sinks)
New under mount sinks
New faucets
Granite Counter tops quoted (Level One Granite )
